In other news the market has definitely been leveling out, but as you can see in the Update, some places as still selling way over. But there are some selling under, sitting on the market and even having a price reduction, or two. There are always, at the top of a market especially, those properties that come on with very high expectations. Some are lucky and get it. Some don’t. Its always hard when a neighbor or friend got 30% over their asking price. But remember, there are a lot of factors that go into that. Did the listing agent list it very low to the comps? Is it in one of the hot pockets for properties? Or is the listing that is not getting multiple bids over priced or have some flaw. Sometimes, the property has unique qualities that may only appeal to a certain, small group of buyers and it just takes a little time to find them. Other times there is just a major flaw (no parking, bad location, condition, shows poorly, badly priced) and the pricing is not reflecting that. Those can be opportunities for saavy buyers.
